Our Vision
Wellingborough Homes was established on 10th December 2007 as a new Housing Association set up to receive the transfer of over 4,500 homes from the Borough Council of Wellingborough.
Our vision is:

Objectives
The Association's primary function is to provide and manage affordable homes for the people who need them and any surpluses generated will be retained and used to further its objectives and the Council's strategic housing objectives.

Our promises to tenants at the time of transfer included a commitment to:
- improve the condition of the transferred housing in the area in accordance with the Silver Standard and stock condition survey;
- maintain the rights and entitlements of transferring secure tenants;
- provide a rent guarantee for each of the five years after transfer, and thereafter to increase rents in accordance with the government's social housing rent policy;
- increase tenant consultation and participation;
- maintain and improve the housing management service;
- work in close partnership with other agencies to prevent and tackle anti- social behaviour affecting its tenants and leaseholders;
- provide modern facilities and services for older tenants;
- assist in meeting the housing needs of the district including the provision of additional affordable housing.
Our future investment plans
Responsive and void work
£61.4 million in total over Years 1-30. This equates to an average of £2.0 million per year.
Cyclical work
£25.9 million in total over Years 1-30. This equates to an average of £0.9 million per year.
Catch-up repairs work
£12.9 million in total over Years 1-5. This equates to an average of £2.8 million per annum.
Future Major Works, contingent major repairs and Estate Works, disabled adaptations and exceptional extensive works
£127.2 million in total over the period from years 1 to 30 with £30.2 million being spent in the first 5 years.
Improvements & Environmental Improvements work
£12.3 million in total over the period from years 1 to 30 with £10.0m being spent in the first 5 years.
Remodelling of Sheltered Schemes
A total of £6.4 million has been allowed over the first 5 years of the business plan to carry out work to remodel the sheltered accommodation schemes that will transfer to provide modernisation of all existing Sheltered schemes, improving communal facilities and the conversion of bedsits to individual flats with self contained facilities
